Qualifications

Due to high demand for rental properties, an approved applicant must have a signed lease by ALL parties and have paid the Security Deposit & 1st Month's rent to hold a property.

Please do not apply and submit your NON-REFUNDABLE FEE of $65.00 if you don't meet the minimum qualifications.

Leasing Qualifications:

1. Monthly GROSS income must be 3x’s the monthly rent.  

All income must be documented through pay stubs, bank statements, or SSI  letters. 
Minimum credit score of 600 is required.
Minimum of 1 year of employment history required.

2. No bankruptcies, rental judgments and/or evictions within the past 7 years.  

If you have rented or are currently renting and have a good rental history, your application may still be considered. If you have ANY eviction history, please provide an explanation and any documentation.

3. Applicant must be able to have utilities on in their name. 

Please provide one of the following:
A. Copy of a current residential utility bill
B. A letter from MLGW confirming you are in good standing.

4. No felonies less than 7 years and each criminal background is reviewed on a case by case basis.
5. Anyone over the age of 18 and living in the property MUST apply and be listed on the lease.
6. If applicant has filed bankruptcy, the bankruptcy must be closed and 3 years old.

7. Proof of Renter's Insurance Required upon Lease Signing.

8. Once the lease is signed and funds are paid ALL FUNDS ARE NON REFUNDABLE.
 

Rental Criteria for Pets:

Per pet, there is a pet deposit and a monthly pet fee.

Deposit : $500 (1st pet), $350 (2nd pet)

Monthly fee : $50 (per pet)

Pet Liability Insurance is required if it is not already part of your renters insurance.

Restrictions - 

SPECIFICALLY PROHIBITED: THE FOLLOWING SPECIFIC BREEDS OF DOGS (OR DOGS MIXED WITH THESE BREEDS) ALONG WITH ALL BREEDS OVER 60LBS ARE PROHIBITED: Pit Bulls (aka American Staffordshire Terriers, Staffordshire Bull Terriers, or American Pit Bull Terriers), Bull Terriers, Bull Mastiffs, German Shepherds, Malamutes, Doberman Pinschers, Rotweillers, Chow Chows, and Rhodesian Ridgebacks. Dogs must be contained in an area so as not to interfere with any maintenance service which has been requested. No wild animals are permitted – such as birds (except those that are caged), chinchillas, ferrets, fish (in tanks 20 gallons or more without adequate insurance naming Lessor as additional insured), iguanas, monkeys, pot-bellied pigs, rabbits, raccoons, rodents of any kind, skunks, snakes or reptiles of any kind, tarantulas, scorpions or spiders of any kind, weasels.

SPECIFIC TYPES OF PETS. The following rules apply to specific types of pets:

DOGS. Dogs must be spayed or neutered. Veterinary proof of up to date shots, breed and weight is required. No puppies (four (4) months or less) are allowed. No adult dog, fully grown, will exceed sixty (60) pounds. Up to two (2) dogs will be allowed as long as they do not exceed the one hundred (100) pound weight limit.

CATS. Cats must be spayed or neutered. Veterinary proof of up to date shots, breed and weight is required. Up to two (2) cats will be allowed.

FISH. Stand must be sturdy. No aquarium with a capacity greater than twenty (20) gallons shall be kept on the Premises. Residents must place aquariums in a safe location in the apartment, on a shelf or table giving the aquarium enough support. Residents shall be responsible for all damage caused by leakage or breakage from any aquarium. Resident shall provide proof of adequate insurance naming Lessor as additionally insured if aquarium is twenty (20) gallons or more.

Tenants will be evicted for misrepresenting any of the above types of dogs, as well as for being in possession of any poisonous, dangerous, endangered species or otherwise illegal pet. Pet Policies are strictly enforced, and any breach will be grounds for termination of your lease agreement at Tenant's expense.

All pet deposits are due at the the time the rent deposit and first months rent is due.
